THE PROPERTY
This very attractive Edwardian terraced cottage has been well updated and improved whilst retaining its original charm and character. The open-plan reception area with oak flooring provides sitting and dining rooms and the modern kitchen and stylishly fitted bathroom complete the ground floor.
There are two bedrooms on the first floor, with a third on the second floor.

Constructed of solid brick under a tiled roof, the house retains fireplaces in the sitting room and both first floor bedrooms. It benefits from uPVC double-glazed windows and gas fired central heating and enjoys a pleasant outlook over Upper Green, an area of open grass dotted with fine mature trees.

THE OUTSIDE
The cottage stands behind a fenced front garden laid to lawn with an ornamental shrub.

A private pedestrian right-of-way crossing Nos 1, 2, 3 & 4 leads to the rear garden, which is some 73' (22.39m) in length and laid to lawn with a paved patio at either end. Coated metal garden shed.

THE LOCATION
The cottage is set in the very heart of the popular village of Ickleford, which grew up where the Icknield Way forded a river and is conveniently located on the northern outskirts of the highly regarded market town of Hitchin. The village is attractively set around a series of greens and commons, of which Upper Green is but one, and the cottage is within the Ickleford Conservation Area. The village stores, primary school, parish church, pub and village hall are all close at hand.

Hitchin, together with neighbouring Letchworth Garden City and Baldock, provide a wide range of amenities. All are on the mainline to London Kings Cross or St Pancras with regular services throughout the day, the fastest of which take 33 minutes, 29 minutes and 37 minutes respectively. Cambridge is 32, 26 and 26 minutes away in the other direction. For those travelling by road, the A1(M), A6, M1, A505 and A507 are within easy reach.
