THE PROPERTY
This very attractive family home is a fine 'Arts & Crafts' style house built in 1909 and therefore dates from the very early days of the Garden City, encapsulating the design principles of the founders of the town. It is set in pleasant gardens overlooking Howard Park and retains all its main period character, whilst being updated to provide everything the modern family expects.

The main reception areas retain their fine parquet flooring and the sitting room boasts a splendid inglenook fireplace with open dog grate. There are three other fireplaces throughout the house, but these are no longer in working order.

The ground floor includes a dining room, conservatory, a small study and a cloakroom/WC. The refitted kitchen/breakfast room, with double door to the rear garden, is comprehensively fitted with a range of integrated appliances including built-in double electric oven, 5 burner gas hob with stainless steel chimney style extractor hood over, dishwasher, fridge and freezer. The gas fired central heating boiler is located in the utility room which also provides space and plumbing for a washing machine.

FIRST FLOOR
The first floor provides five generous bedrooms, bathroom and shower room. In addition to modern gas fired central heating, the house benefits from double-glazed throughout (mainly with sealed units).

THE OUTSIDE
The established garden extends to over 1/4 acre and is laid mainly to lawn with ornamental and fruit trees, shrubs and herbaceous borders.

There is off-street parking to the front, whilst the detached double garage is approached from the rear via Station Road and Openshaw Way.

There is also a small brick-built store and a garden shed in the rear garden.

The house enjoys attractive open views over Howard Park to the front.

SERVICES
Mains water (metered), sewerage, gas and electricity are connected to the property. Cable is also available.
