THE PROPERTY
You really won't be short of space in this extended and much improved modern semi. There are two large double bedroom, plus a generous third single and a well appointed bathroom on the first floor, but the ground floor is simply enormous. In addition to the huge sitting room, there is an impressive l-shaped kitchen/dining room, a cloakroom/WC and a conservatory. Then if you need even more space, there is a large loft approached via a sturdy loft ladder; the loft had both window and skylight and is ideal for hobbies or a home office.

The house benefits from uPVC double-glazed windows and gas fired central heating.

The property is available for rent unfurnished.

THE OUTSIDE
The house is set back from the road behind a walled front garden laid to lawn. The gravelled driveway provides good off-street parking and leads to the attached garage.

The pleasant south facing rear garden is some 59' (18m) in length and laid to lawn with two patios and ornamental shrubs.

THE LOCATION
The house is set on the south side of the town, just half a mile from the centre and within three-quarters of a mile of the mainline railway station. Letchworth Garden City is on the Cambridge to London Kings Cross mainline with the fastest service to London Kings Cross taking just 28 minutes and Cambridge 26 minutes away in the other direction. Junction 9 on the A1(M) is within a mile and a quarter by car.

Designed in the early 20th Century to combine the benefits of town and country, Letchworth Garden City was the world's first example of this concept and succeeds to this day in achieving its aim. The town provides excellent schools, shops, leisure facilities and green open spaces. Property Ref: 16505939
